- We analyzed 1,211 search terms related to cleaning services, with a combined total of 213,560 searches per month; the 100 largest terms cover just under 70% of them.
- The highest bids are in small B2B segments: post-construction fine cleaning up to €19.39, medical practice cleaning up to €14.03, office cleaning up to €12.03, while window cleaning only reaches up to €2.39.
- Around 27.5% of search volume is hardly suitable for pure B2B campaigns: competitor brands, products, private households, jobs and cleaning companies looking for contracts.
- Demand is declining: the volume-weighted median is −21% year over year; March is the strongest month, December the weakest.
We measured the German Google search market for cleaning services: 1,211 search terms in the period from July 2025 to June 2026. For each term, we analyzed average monthly search volume, competition, bid ranges, development over three months and year over year, and seasonal demand.
The analysis shows where reach lies in the cleaning market and where economically valuable inquiries arise. The two rarely coincide: the highest-volume terms are not the ones a cleaning company earns the most from.
A few terms carry most of the demand
Together, the 1,211 terms reach 213,560 average monthly searches. Demand is heavily concentrated on a small number of core terms.
| Number of keywords | Summed search volume | Share of analyzed search volume |
|---|---|---|
| Top 10 keywords | 76.600 | 35,9 % |
| Top 20 keywords | 100.000 | 46,8 % |
| Top 100 keywords | 149.200 | 69,9 % |
| Top 250 keywords | 178.930 | 83,8 % |
The ten largest terms account for more than a third of the volume, the 100 most important for just under 70 percent. For launching a campaign, this means that a clearly structured portfolio of the most important service, provider and location terms already reaches a large part of the relevant demand.
The many smaller terms become important when scaling later. With them, we specifically target certain property types, industries, locations, price intents and specialty services.
Almost all of the most important search terms are down from the previous year
| Keyword | Avg. searches per month | Competition | Top-of-page bid | Change vs. previous year |
|---|---|---|---|---|
| gebäudereinigung | 22.200 | Low | 1,69–6,38 € | −33 % |
| fensterreinigung | 12.100 | High | 0,44–2,39 € | −18 % |
| reinigungsfirma | 9.900 | Medium | 1,43–5,81 € | −33 % |
| gebäudereinigung in der nähe | 4.400 | Medium | 0,90–4,08 € | −18 % |
| unterhaltsreinigung | 4.400 | Low | 1,31–7,09 € | −33 % |
| reinigungsdienst | 3.600 | Low | 1,37–6,62 € | −34 % |
| treppenhausreinigung | 3.600 | Medium | 1,14–3,99 € | −34 % |
| reinigungsfirma in der nähe | 2.900 | High | 0,85–4,06 € | 0 % |
| büroreinigung | 2.900 | Low | 1,86–12,03 € | −45 % |
| industriereinigung | 2.900 | High | 1,14–4,91 € | −33 % |
| grundreinigung | 2.900 | Low | 1,21–4,03 € | −33 % |
| glasreinigung | 2.900 | Medium | 1,01–3,65 € | −19 % |
| bauendreinigung | 1.600 | Medium | 1,26–7,13 € | −32 % |
| reinigungsunternehmen | 1.300 | Low | 1,48–6,33 € | −32 % |
| baureinigung | 1.000 | Low | 1,26–6,30 € | −32 % |
| praxisreinigung | 880 | Low | 1,80–14,03 € | −41 % |
| baufeinreinigung | 260 | Low | 2,10–19,39 € | −47 % |
| gewerbliche reinigung | 210 | Low | 3,39–12,25 € | −19 % |
| angebot reinigungsfirma | 140 | Medium | 1,76–9,15 € | −50 % |
The bid ranges are estimates from the Google Keyword Planner, not fixed costs per click. They are well suited for comparing the commercial importance of different search intents.
Reach and economic value lie in different segments
For the analysis, we grouped the terms by service area. The search volumes are gross totals and include similar variants. They are therefore mainly suitable for comparing the segments with each other.
| Service segment | Summed monthly search volume | Weighted top-of-page bid | Assessment |
|---|---|---|---|
| Generic provider and building cleaning | approx. 81,430 | approx. €5.23 | High reach, mixed intent |
| Window and glass cleaning | approx. 29,310 | approx. €2.38 | Lots of volume, high B2C share |
| Office and maintenance cleaning | approx. 10,440 | approx. €8.41 | Attractive for recurring B2B contracts |
| Stairwell cleaning | approx. 10,420 | approx. €3.06 | Relevant for property managers, partly price-sensitive |
| Deep and special cleaning | approx. 9,250 | approx. €2.98 | Often one-off and price-oriented projects |
| Construction and post-construction cleaning | approx. 4,560 | approx. €6.39 | Specific project inquiries with higher order value |
| Industrial cleaning | approx. 3,000 | approx. €4.96 | Specialized and competitive B2B market |
| Medical practice and healthcare cleaning | approx. 1,100 | approx. €13.39 | Less volume, high commercial relevance |
The highest-volume services are not the most profitable campaign areas. The smaller commercial segments show the highest value per inquiry.
Generic terms bring reach, but mixed inquiries
With 22,200 monthly searches, "Gebäudereinigung" (building cleaning) is the largest core search term. Added to this are "Reinigungsfirma" (cleaning company), "Reinigungsdienst" (cleaning service), "Reinigungsunternehmen" (cleaning business) and many similar variants. However, a search for "Reinigungsfirma" can mean very different things:
- a property management company with several properties,
- a company looking for permanent office cleaning,
- a private household,
- a job applicant,
- a founder looking for cleaning contracts themselves,
- someone researching prices.
We therefore do not evaluate generic terms by their volume, but by which searches actually trigger ads and which of them lead to economically interesting contracts. What counts here is private or commercial intent, location, service sought, property size, cleaning interval, expected order value and the likelihood of a long-term contract.
Generic campaigns are an important reach channel. We only scale them once search terms, negative keyword lists and the qualification of inquiries work reliably.
Office and maintenance cleaning are the most attractive B2B core market
For commercially oriented cleaning companies, office and maintenance cleaning is one of the most valuable areas of the analysis. "Unterhaltsreinigung" (maintenance cleaning) reaches around 4,400 monthly searches with an upper bid of up to 7.09 euros, "Büroreinigung" (office cleaning) 2,900 searches at up to 12.03 euros.
| Keyword | Avg. searches per month | Top bid range |
|---|---|---|
| büroreinigung | 2.900 | up to €12.03 |
| unterhaltsreinigung | 4.400 | up to €7.09 |
| büro reinigung | 390 | up to €8.60 |
| gewerbliche reinigung | 210 | up to €12.25 |
| büroreinigung in der nähe | 70 | up to €7.94 |
Advertisers pay significantly more for qualified office cleaning inquiries than for many private cleaning inquiries. This makes economic sense: regular maintenance cleaning brings revenue over months or years, so the value of a won customer is usually much higher than for a one-off apartment or window cleaning.
Office and maintenance cleaning therefore belong in a dedicated campaign with its own budget, its own ad copy and its own landing page. The inquiry should capture early on what is needed for a quote: office space, cleaning interval, number of locations, working hours, contract start and additional services such as sanitary, kitchen or glass cleaning.
Medical practice cleaning is small, but commercially very valuable
"Praxisreinigung" (medical practice cleaning) reaches an average of 880 monthly searches with an upper bid of up to 14.03 euros. This makes it one of the most striking areas of the analysis: little volume, high commercial valuation.
A medical practice is not looking for just any cleaner. What matters are documented processes, suitable cleaning agents and disinfectants, trained staff, fixed contact persons, work outside opening hours, experience with sensitive areas and verifiable hygiene standards. Providers who can credibly demonstrate this reach a small but very valuable target group.
General ads for building cleaning usually do not tap this potential. A dedicated campaign targets terms such as Praxisreinigung (practice cleaning), Reinigung Arztpraxis (doctor's office cleaning), Reinigungsfirma für Arztpraxen (cleaning company for doctors' offices), hygienische Praxisreinigung (hygienic practice cleaning), Unterhaltsreinigung für Praxen (maintenance cleaning for practices) and practice cleaning with a location.
Post-construction cleaning delivers specific projects with high order values
Construction and post-construction cleaning is smaller than general building cleaning, but the intent behind the searches is much more specific.
| Keyword | Avg. searches per month | Top bid range |
|---|---|---|
| bauendreinigung | 1.600 | up to €7.13 |
| baureinigung | 1.000 | up to €6.30 |
| baufeinreinigung | 260 | up to €19.39 |
| bauendreinigung kosten | 390 | up to €2.87 |
| bauschlussreinigung | 210 | up to €6.04 |
"Baufeinreinigung" (post-construction fine cleaning) reaches only 260 monthly searches, but an upper bid of up to 19.39 euros. This makes it one of the most expensive search terms with relevant volume in our analysis.
Post-construction cleaning jobs usually do not recur, but reach high order values due to large areas, tight completion deadlines and extensive work. Typical clients are construction companies, general contractors, project developers, trade businesses, architects, property managers and owners of larger new-build or renovation projects.
For cleaning companies with sufficient capacity, this is a campaign field of its own. The campaign clearly distinguishes between rough construction cleaning, interim construction cleaning, fine construction cleaning and handover cleaning.
Industrial cleaning is competitive, but its costs per click remain moderate
"Industriereinigung" (industrial cleaning) reaches around 2,900 monthly searches with a competition index of 93 and an upper bid of up to 4.91 euros. Many providers compete for this demand, yet the bid remains below that of office, medical practice or post-construction fine cleaning.
Industrial cleaning is also not a uniform offer. It can involve production halls, machines, storage areas, floor and high-level surfaces, cleaning during production shutdowns, industrial residues or sensitive production areas.
We therefore only include in the campaign the services that the company actually covers in terms of expertise and organization. The more precisely ads and landing pages are tailored to them, the fewer unsuitable inquiries arise.
For stairwell cleaning, price is the deciding question
"Treppenhausreinigung" (stairwell cleaning) reaches 3,600 monthly searches. Added to this are many search terms around prices and costs.
| Keyword | Avg. searches per month |
|---|---|
| treppenhausreinigung | 3.600 |
| treppenhausreinigung kosten | 720 |
| kosten treppenhausreinigung | 720 |
| kosten für treppenhausreinigung | 720 |
| treppenhausreinigung 3 etagen kosten | 390 |
| treppenhausreinigung mehrfamilienhaus | 320 |
The large number of cost terms shows that many users compare prices. That is not bad in itself, because people comparing prices are often already far along in their decision. In campaign management, we distinguish between property managers and commercial clients, homeowners' associations, multi-family buildings, one-off private inquiries and general price research.
The landing page captures as early as possible what is needed for a realistic calculation: floors, residential units, cleaning interval, basement and common areas, window areas, handrails and entrance areas, and the desired contract start.
Window and glass cleaning bring a lot of volume and high wasted spend
With 12,100 monthly searches, "Fensterreinigung" (window cleaning) is the second-largest single term in the analysis. The competition index is 100, but the upper bid is only up to 2.39 euros. The segment mixes very different intents: companies are looking for professional glass cleaning, private households for a window cleaner, others compare prices, building cleaners look for equipment and cleaning agents, and many look for DIY instructions.
These terms show how strong product searches are:
| Keyword | Avg. searches per month |
|---|---|
| unger fensterreinigung | 1.900 |
| fensterreinigung unger | 1.900 |
| unger fensterreinigung set | 880 |
| teleskopstangen fensterreinigung | 590 |
| osmoseanlage glasreinigung | 480 |
A general window cleaning campaign without consistent exclusions therefore generates a lot of traffic that leads to no contract. For B2B providers, we align the segment with commercial combinations: commercial glass cleaning, office window cleaning, company glass cleaning, shop window cleaning, glass facade cleaning, commercial window cleaning and glass cleaning with a location. We run private and commercial demand in separate campaigns.
Only competition and cost per click together show the value of a term
In the analysis, competition index and upper bid range hardly match.
| Keyword | Competition index | Top bid range |
|---|---|---|
| fensterreinigung | 100 | 2,39 € |
| industriereinigung | 93 | 4,91 € |
| reinigungsfirma in der nähe | 69 | 4,06 € |
| gebäudereinigung | 33 | 6,38 € |
| büroreinigung | 33 | 12,03 € |
| baufeinreinigung | 31 | 19,39 € |
| praxisreinigung | 24 | 14,03 € |
| gewerbliche reinigung | 12 | 12,25 € |
"Fensterreinigung" (window cleaning) has the maximum competition index, but a low upper bid. "Praxisreinigung" (medical practice cleaning) has a significantly lower index, but reaches more than 14 euros. A high index often results from many small providers, private demand or product searches. A high bid, on the other hand, usually shows that a single inquiry is worth a lot to advertisers.
For planning, we therefore look at search volume, competition, expected cost per click and possible order and customer value together. A term with 500 monthly searches and the prospect of a multi-year contract can bring more profit than one with 10,000 searches and mostly small one-off jobs.
Local searches are close to awarding the contract
The analysis includes 14 variants with the suffix "in der Nähe" (nearby), together around 11,760 monthly searches.
| Keyword | Avg. searches per month | Competition | Bid range |
|---|---|---|---|
| gebäudereinigung in der nähe | 4.400 | Medium | 0,90–4,08 € |
| reinigungsfirma in der nähe | 2.900 | High | 0,85–4,06 € |
| fensterreinigung in der nähe | 1.300 | High | 0,71–2,33 € |
| putzfirma in der nähe | 590 | High | 0,81–3,07 € |
| reinigungsfirma in meiner nähe | 590 | Medium | 0,91–4,08 € |
| reinigungsdienst in der nähe | 390 | Medium | 0,82–3,46 € |
| reinigungsservice in der nähe | 320 | Medium | 0,76–3,50 € |
| reinigungsunternehmen in der nähe | 210 | High | 0,73–4,05 € |
| büroreinigung in der nähe | 70 | Medium | 1,06–7,94 € |
Nine of the 14 variants have high competition, five medium. "Reinigungsfirma in der Nähe" (cleaning company nearby) remained stable year over year, while many broader terms declined significantly. People searching locally are no longer just gathering general information, but are looking for a service provider who can serve their location.
The analysis also contains a local excerpt for Bergisch Gladbach:
| Keyword | Avg. searches per month | Bid range |
|---|---|---|
| büroreinigung bergisch gladbach | 170 | 2,24–9,23 € |
| gebäudereinigung bergisch gladbach | 140 | 1,32–3,51 € |
| fensterputzer bergisch gladbach | 70 | 0,68–1,86 € |
| reinigungsfirma bergisch gladbach | 30 | 1,60–5,84 € |
The high bid for local office cleaning shows that location combinations can be economically attractive despite small volumes. This single excerpt does not allow a comparison of different cities.
We separate price research from specific intent to request a quote
The analysis includes 193 terms with Kosten, Preis, Preise, Preisliste or kostet (costs, price, prices, price list, costs). Together they reach around 18,100 monthly searches with a weighted upper bid of about 2.06 euros, a strongly information- and price-oriented demand.
Terms with specific intent to request a quote are significantly smaller:
| Keyword | Avg. searches per month | Top bid range |
|---|---|---|
| angebot gebäudereinigung | 170 | up to €5.10 |
| angebot reinigungsfirma | 140 | up to €9.15 |
With further quote variants, this area reaches around 610 gross monthly searches with a weighted upper bid of about 5.53 euros. Price terms therefore bring more reach with more pure research, quote terms less volume with a clearer intent to hire.
We run both groups in separate ad groups, because expectations and conversion rates differ. For price terms, transparent guidance with typical price factors, minimum order values, sample calculations and notes on property size and interval helps. For quote terms, the focus is on a quick path to an individual inquiry.
Demand follows a clear season
The analyzed gross search volume is distributed as follows over the study period:
| Month | Summed search volume | Index vs. monthly average |
|---|---|---|
| July 2025 | 220.040 | 104 |
| August 2025 | 209.340 | 99 |
| September 2025 | 246.160 | 116 |
| October 2025 | 205.700 | 97 |
| November 2025 | 200.240 | 94 |
| December 2025 | 161.430 | 76 |
| January 2026 | 207.170 | 98 |
| February 2026 | 204.910 | 96 |
| March 2026 | 265.570 | 125 |
| April 2026 | 233.200 | 110 |
| May 2026 | 201.810 | 95 |
| June 2026 | 194.680 | 92 |
March is the strongest month
With 265,570 summed searches, demand in March is around 25 percent above the monthly average, driven among other things by the spring season for window and glass cleaning. "Fensterreinigung" (window cleaning) rises from around 8,100 searches in December and January to around 18,100 in March. If you offer glass and window cleaning, prepare your campaigns before the spring peak begins.
September is the second-strongest month
In September, volume is around 16 percent above average. Office, medical practice, industrial and construction cleaning in particular reach high values: "Büroreinigung" (office cleaning) rises to 4,400 searches compared with an average of 2,900, "Praxisreinigung" (medical practice cleaning) to 1,600 compared with an average of 880.
December is the weakest month
In December, volume is around 24 percent below average. A constant monthly budget therefore does not suit every segment. We adjust budgets in good time before the recognizable peaks and manage them more conservatively in December.
Growth comes from better management of existing demand
Around 70.5 percent of the summed search volume falls to terms that are declining year over year. 17.3 percent are up, around 12.2 percent are stable. The short-term picture is the same: 69.6 percent of volume falls to declining terms, 20.5 percent are stable, 9.9 percent are growing. The volume-weighted median is about −21 percent year over year and −18 percent over three months.
This does not mean that the revenue market for building cleaning is shrinking to the same extent. Search volume, order volume and industry revenue are different metrics, and Keyword Planner values are rounded and seasonally influenced. However, cleaning companies should not expect to grow from rising demand alone.
The difference is therefore made by a higher share of relevant impressions, cleanly qualified search terms, convincing ads, higher conversion rates, fast quoting processes, better closing rates in sales and a consistent focus on services with a high profit contribution.
At least a quarter of search volume does not fit B2B campaigns
A rule-based analysis shows several large groups that we review critically for a purely commercial campaign.
| Irrelevant or only partly relevant group | Summed search volume | Share of total analyzed volume |
|---|---|---|
| Competitor and brand searches | approx. 27,150 | 12,7 % |
| Products, equipment and cleaning agents | approx. 14,230 | 6,7 % |
| Private households and apartment cleaning | approx. 12,670 | 5,9 % |
| Cleaning companies looking for contracts | approx. 3,710 | 1,7 % |
| Careers, apprenticeships and further training | approx. 920 | 0,4 % |
| Total | approx. 58,680 | 27,5 % |
In a conservative B2B view, around 154,880 gross monthly searches remain. This value also contains similar variants and is not the number of distinct potential customers.
Competitor searches belong in a separate campaign
The analysis contains considerable search volumes for well-known cleaning companies and brands, including Wisag, Piepenbrock, Peterhoff, Dussmann, Samsic, Wackler, Dorfner, Klüh and Schulten. A competitor campaign can be strategically right, but should never arise unnoticed through broad keyword match types. We run brand searches in a separate campaign with its own budget and clear performance tracking.
We consistently exclude products and equipment
Especially for window and glass cleaning, wasted spend arises from product searches with terms such as Unger, Set, Reinigungsmittel, Fensterreiniger, Osmoseanlage, Teleskopstange, Reinigungsgerät, Reinwasser, Wischer and Abzieher (cleaning agent, window cleaner, osmosis system, telescopic pole, cleaning device, pure water, wiper, squeegee). If you only sell services, add them as negative keywords and keep expanding the list based on the search terms report.
Cleaning companies looking for contracts are the most expensive wasted spend
Searches such as Gebäudereinigung Aufträge, Aufträge für Gebäudereinigung, Reinigungsaufträge finden, Aufträge für Reinigungsfirma, Büroreinigung Aufträge or Reinigung Aufträge für Selbstständige (contracts for building cleaning, finding cleaning contracts, contracts for self-employed cleaners) together reach around 3,710 monthly searches, consistently with high competition and a weighted upper bid of around 4.68 euros. A customer acquisition campaign buys expensive clicks here from competitors who are looking for work themselves.
The most important negative keywords therefore include: Auftrag, Aufträge, Aufträge finden, selbstständig, Selbstständige, Subunternehmer, Ausschreibung, Gewerbe anmelden and Reinigungsfirma gründen (contract, contracts, find contracts, self-employed, subcontractor, tender, register a business, start a cleaning company). We describe how we build B2B campaigns for cleaning companies in Google Ads for B2B cleaning companies.
Conclusion: the profit lies in the small commercial segments
The Google Ads market for cleaning companies offers large and continuous demand. "Gebäudereinigung" (building cleaning) and "Reinigungsfirma" (cleaning company) are important reach terms, but the economically stronger signals come from smaller B2B segments such as office cleaning, medical practice cleaning, post-construction fine cleaning and commercial cleaning. There, intent is more specific, order values are higher and upper bids are sometimes significantly greater.
At the same time, the market is heavily mixed with irrelevant demand: competitor brands, products, private households, jobs and cleaning companies looking for contracts make up at least a quarter of the visible volume. A successful strategy therefore relies on a clear division rather than on the longest possible keyword list:
- advertise recurring B2B services first,
- expand local provider terms in a controlled way,
- budget specialty services separately,
- separate private and commercial demand,
- consistently exclude competitors, products and contract searches,
- adjust budgets to seasonal peaks,
- evaluate campaigns by qualified inquiries and contracts won.
This turns Google Ads into a sales channel for cleaning companies that we measure by contracts won.
