10:01Google Ads is a strong channel for cleaning companies to win business clients. But the market is demanding: competition is noticeable, costs per click rise significantly depending on the segment, and many campaigns lose budget because they are targeted too broadly.
We analyzed the search market around commercial cleaning: 611 keywords with around 159,840 average monthly searches. Excluding brand and provider searches, jobs, contracts for freelancers and searches by private households, approx. 128,480 monthly searches remain in the clearly commercial B2B market. We show where the valuable demand lies within it and how you align campaigns, ads and landing pages with it.
The B2B market is large, but demand is declining
Many relevant search terms such as “commercial cleaning”, “cleaning company”, “office cleaning”, “maintenance cleaning”, “industrial cleaning” or “medical practice cleaning” have a clear intent to hire a service provider. At the same time, demand has fallen: in May 2026, the commercial core market was around 24% below June 2025.
That does not argue against Google Ads, but it calls for more carefully set-up campaigns. More ads do not help. What you need are suitable search terms, consistent exclusions, convincing landing pages and an offer that exactly matches the potential customer's search intent.
The valuable searches cost more, and rightly so
The weighted top-of-page CPC in the B2B core market is roughly €1.07 to €4.95. Particularly valuable segments such as office cleaning, medical practice cleaning, construction cleaning or final construction cleaning reach €8 to over €10 in the upper range.
So Google Ads is not extremely expensive in this market. But the economically interesting searches are much more competitive: where the search looks like a commercial contract, the cost per click rises.
| Market segment | Avg. monthly search volume | Top-of-page CPC approx. | Assessment |
|---|---|---|---|
| Commercial cleaning / cleaning company in general | 68.850 | 1,22–5,48 € | Largest block of demand, but partly unspecific. Important for reach, needs strong exclusions. |
| Local searches / “near me” | 11.780 | 0,82–4,21 € | Very close to purchase, especially for regional providers. Location pages and local ad copy are important. |
| Glass / window cleaning | 9.960 | 0,63–2,73 € | High search volume, but partly private. Only useful for B2B with careful narrowing. |
| Costs / prices | 7.510 | 0,72–2,23 € | Good demand in the comparison phase. Fits landing pages with pricing logic, calculator or quote request. |
| Maintenance cleaning | 4.630 | 1,16–5,11 € | Strong B2B segment with recurring revenue. Very important for the quality of inquiries. |
| Facility / building services | 4.370 | 0,75–4,21 € | Broader segment, interesting for providers with several services. |
| Stairwell cleaning | 4.120 | 0,93–3,21 € | Relevant for property managers and apartment buildings. Own campaign or ad group. |
| Deep / special cleaning | 3.650 | 0,94–4,08 € | Project business, often concrete demand. Good addition to ongoing maintenance cleaning. |
| Construction / final construction cleaning | 3.560 | 1,18–8,90 € | Less volume, but high contract value. The CPC peaks show strong commercial relevance. |
| Office cleaning | 3.030 | 1,61–9,01 € | Small but very valuable B2B segment. Should be prioritized. |
| Industrial cleaning | 3.000 | 1,03–5,68 € | Little volume, high competition. Only useful with a specialized landing page. |
| Medical practice cleaning | 880 | 1,74–8,50 € | Very small but high-quality segment for medical cleaning. |

Google Ads reaches companies at the moment of need
Commercial cleaning is actively searched for. Companies do not search for a cleaning company out of curiosity, but for a concrete reason: the current cleaning is not working, a new location needs to be serviced, a reliable provider is needed at short notice or a contract is to be replaced.
This is exactly where Google Ads works. Your ads appear at the moment a potential customer is searching for a solution. For this to produce high-quality inquiries, the campaign must be clearly focused on B2B, because many searches look relevant but do not deliver good commercial leads.
Clearly commercial search terms bring you the more valuable inquiries
The largest block of demand consists of generic terms such as commercial cleaning, cleaning company, cleaning companies, cleaning firm, cleaning and office cleaning. They bring reach, but are often too unspecific. Besides business customers, they also attract private searchers, price comparers, job seekers and very small one-off jobs.
For B2B cleaning services, more specific keywords are usually much more valuable, for example:
- hire office cleaning company
- commercial cleaning for companies
- office maintenance cleaning
- commercial cleaning company
- medical practice cleaning provider
- stairwell cleaning property management
- commercial cleaning quote
Such search terms show a clear business intent: the user is looking for a professional service provider for a specific area of use.
The best opportunities lie in clearly defined B2B segments
Not every segment deserves the same priority. Some deliver a lot of volume, others less reach but significantly better inquiries.
| Priority | Segment | Why relevant | Campaign recommendation |
|---|---|---|---|
| 1 | Office cleaning | Very clear B2B intent, high contract value, high CPC as a sign of demand quality | Own campaign with landing page “Office cleaning for companies” |
| 2 | Maintenance cleaning | Recurring revenue, typical B2B service | Advertise separately, focus on regular cleaning and a quote appointment |
| 3 | Commercial cleaning in general | Largest volume, good entry into the market | Only with strict exclusions and regional narrowing |
| 4 | Construction / final construction cleaning | Project business with potentially high contract values | Own ad group, focus on developers, commercial businesses and real estate |
| 5 | Medical practice cleaning | Small niche, very high-quality customers | Own landing page for medical practices, hygiene and reliability |
| 6 | Industrial cleaning | Very competitive, but strong in B2B | Only for genuinely specialized providers |
| 7 | Price / cost keywords | Good research and quote intent | Landing page with price examples and quote form |
What matters is the combination of search intent, contract value, closing probability and later customer value. “Office cleaning” has less volume than “commercial cleaning”, but is often economically more valuable because the inquiry is usually clearly commercial. The same applies to maintenance, medical practice, final construction and industrial cleaning.
Exclusions decide your profit per inquiry
The search terms you exclude are just as important as the right keywords. Without a consistent exclusion list, wasted spend builds up quickly.
Typical exclusion terms for B2B cleaning companies are:
- job, job opening, apprenticeship, salary, mini job
- private, household, cleaning lady
- do it yourself, cleaning products, test, reviews
- free, cheap
The list must fit your business. A cleaning company that also serves private households excludes differently than a provider that only wants to win B2B contracts.
The principle remains: every click should be as close as possible to a realistic commercial contract. Especially with generic keywords such as “cleaning company” or “commercial cleaning”, the exclusion logic decides whether the campaign generates profitable B2B inquiries.
Your ads address specific commercial requirements
The ad copy also decides who clicks. “Professional cleaning company” alone is not enough. The ad should make clear who the service is for and what problem it solves, for example:
- Office cleaning for companies
- regular maintenance cleaning
- Medical practice cleaning with high hygiene standards
- Commercial cleaning for business properties
- Cleaning for property managers
- Final construction cleaning after construction or renovation projects
- Industrial cleaning for production and storage areas
Add clear benefits: fast quotes, reliable teams, flexible service times, dedicated contacts, experience with commercial properties. The ad should already pre-qualify. Anyone only looking for the lowest price or needing private cleaning should ideally not feel addressed.
Assets extend the ad. Sitelinks lead directly to office cleaning, medical practice cleaning or stairwell cleaning. Callouts highlight advantages such as “Quotes for business customers”, “regular maintenance cleaning” or “dedicated contacts”.
Ad and landing page carry the same message
If the ad says “Office cleaning for companies”, the landing page must not talk generally about all cleaning services.
| Search intent | Ad | Landing page |
|---|---|---|
| Office cleaning | Office cleaning for companies | Office cleaning with services, references and quote form |
| Maintenance cleaning | Regular maintenance cleaning for businesses | Ongoing cleaning contracts, intervals and quality controls |
| Medical practice cleaning | Medical practice cleaning for doctors' offices | Hygiene, discretion, permanent teams and medical requirements |
| Stairwell cleaning | Stairwell cleaning for property managers | Apartment buildings, residential complexes and regular cleaning |
| Final construction cleaning | Final cleaning after construction projects | Page for construction companies, project managers, owners and commercial real estate |
| Industrial cleaning | Industrial cleaning for businesses | Production, storage and commercial areas |
Visitors find exactly what they were looking for. And a better match between search intent, ad and landing page improves the campaign's efficiency.
The landing page answers a business client's questions
A campaign is only as good as the page it leads to. Many cleaning companies send their ads to the homepage, which is too general and not designed for an inquiry.
A good landing page for B2B cleaning immediately answers: Which services are offered? For which industries and properties is the provider suitable? Why is it trustworthy? How quickly does a quote arrive? What is the next step?
Commercial cleaning is rarely about a one-off inquiry, but about recurring services, long-term contracts, sensitive areas, key access and reliable processes. That is why the page has to build trust.
Three page concepts fit different inquiries
The quote page is designed for a quick inquiry: short service overview, form with few required fields, clear call to action, trust signals in the visible area and a note on fast response. It fits searches with clear purchase intent such as “commercial cleaning company quote”, “office cleaning quote” or “hire commercial cleaning company”.
The page with a price calculator provides initial orientation. Visitors enter property type, area, cleaning interval and desired services instead of filling out a form right away. The user engages more intensively with the offer, and you receive structured information for the consultation.
The page with appointment booking is suitable for consultation-intensive services, larger properties and more complex requirements. The visitor books a short consultation directly.
Trust comes from proof
Commercial cleaning contracts involve work environments, customer areas, hygiene, key access and long-term cooperation. Good trust elements are:
- References and testimonials from similar industries
- specific areas of use and service area
- transparent service description and a clear quote process
- Quality controls, certifications or proof of quality
- dedicated contacts and information on response times
- Substitution arrangements and reliability in case of absence
- real photos of the team and jobs
The more clearly visitors see that the cleaning company has mastered professional B2B processes, the more likely the click turns into an inquiry.
Your budget follows the season
Demand fluctuates significantly. In the overall dataset, March 2026 was the strongest month with approx. 188,080 searches, December 2025 the weakest with approx. 122,790 searches. In the B2B core market, too, March is the strongest and December the weakest month.
That argues for more budget from January to April and restraint in December. Anyone who spreads the budget evenly over the year gives away seasonal opportunities. The declining annual figures of many main keywords also show that campaigns must be optimized for inquiry quality, conversion rate and cost per qualified inquiry, not for search volume.
High costs per click pay off with recurring contracts
In many markets, clicks for cleaning services are expensive. That only becomes a problem when expensive clicks meet unsuitable searches or weak landing pages.
A single B2B contract is valuable in the long term if it turns into a recurring contract. A cost per click of €6, €8 or €10 can pay off if it results in a company with regular maintenance cleaning. A €1 click, on the other hand, is expensive if it comes from an unsuitable private inquiry.
Therefore evaluate Google Ads by these metrics:
- Cost per qualified inquiry
- Share of commercial inquiries
- Closing rate from Google Ads inquiries
- average contract value and contribution margin
- Contract duration and customer value over time
- Landing page conversion rate
We measure every inquiry through to the contract
Google Ads can only be managed sensibly if you measure which clicks lead to valuable inquiries. Record all relevant contact channels: form inquiries, clicks on phone numbers, appointment bookings, email clicks and completed steps in the price calculator.
Quality is even more important. For a pure B2B cleaning company, an inquiry for private apartment cleaning has a different value than one from a company with several office spaces. Report qualified inquiries and won contracts back to Google Ads so that bids are aligned with what brings you profit. We describe how to do this in the guide to conversion tracking.
We build your campaigns by service and search intent
Instead of one large Search campaign, we recommend a structure by search intent and service area:
| Campaign | Goal | Example keywords | Landing page |
|---|---|---|---|
| Commercial cleaning in general | Reach in the core market | commercial cleaning, cleaning company, cleaning business | General B2B commercial cleaning page |
| Office cleaning | High-quality B2B inquiries | office cleaning, office cleaning company, office cleaning business | Office cleaning landing page |
| Maintenance cleaning | Recurring contracts | maintenance cleaning, office maintenance cleaning, maintenance cleaning company | Maintenance cleaning landing page |
| Medical practice cleaning | Medical practices and medical facilities | medical practice cleaning, doctor's office cleaning, medical practice cleaning provider | Medical practice cleaning landing page |
| Stairwell cleaning | Property managers and residential complexes | stairwell cleaning, stairwell cleaning property management | Stairwell cleaning landing page |
| Construction / final construction cleaning | Project business | construction cleaning, final construction cleaning, construction site final cleaning | Final construction cleaning landing page |
| Industrial cleaning | Specialized B2B contracts | industrial cleaning, industrial hall cleaning, production cleaning | Industrial cleaning landing page |
| Costs / prices | Demand in the comparison phase | commercial cleaning cost, office cleaning prices, cleaning company cost | Price or calculator page |
The structure succeeds when all components mesh: commercial keywords, consistent exclusions, ads with a clear B2B offer, landing pages matching the search, trust elements, simple inquiry paths and tracking that shows which campaigns really bring high-quality inquiries.
Conclusion: precision makes Google Ads for commercial cleaning predictable
The market for B2B commercial cleaning is attractive, but not a pure volume market. The best opportunities lie in cleanly separated campaigns for office cleaning, maintenance cleaning, commercial cleaning, final construction cleaning, medical practice cleaning and industrial cleaning.
The main task is to consistently separate commercial searches from private, job and freelancer searches. This requires exclusions, regional targeting, specific landing pages and clear quote mechanics. Anyone who books generic keywords and sends visitors to an unspecific homepage pays a lot for little. Anyone who steers precisely wins business customers predictably and profitably.
